10 Signs of Rising Damp — With Photos From Real SA Homes

Every damp problem looks similar at a glance — but the fix is completely different depending on the cause. Here are the ten signs we see most often, and what each one is actually telling you.
1. Tide-mark up to 1 metre off the floor
Classic rising damp. Moisture climbs by capillary action until gravity wins at around 1 m. If your stain stops at ceiling height instead, it's penetrating damp from the roof.
2. White salt crystals along the skirting
Efflorescence — ground salts brought up by the moisture and deposited as the water evaporates. Confirms rising damp, not condensation.
3. Paint bubbling from the bottom up
Rising damp pushes paint off from behind. Condensation-driven paint failure starts higher up and usually near cold spots.
4. Skirting boards rotting or springy underfoot
Wood in contact with damp brick fails first. Often the earliest sign, even before the wall discolours.
5. Musty smell that never quite goes away
Mould spores and damp brick releasing volatile compounds. Worst in winter when windows are closed.
6. Cold, clammy patches on the wall
The wet section of wall is 3–5 °C colder than the dry section. Easy to feel with the back of your hand.
7. Black mould in corners at floor level
Combination of rising damp + poor ventilation. See our mould removal guide.
8. Wallpaper lifting at the bottom edge
Adhesive fails under sustained moisture. Same cause as bubbling paint.
9. Rust marks under electrical socket plates
Damp brick corrodes the socket back-box. Also a fire risk — get it checked.
10. Efflorescence on external walls after rain
White powdery bloom on the outside of the wall after wet weather. Confirms the wall is porous and needs treatment.
